Conversion of a Top-Floor Flat - Oxford Street, Edinburgh
|
Work completed to date:
February 2016 - Old kitchen removed. Old ceilings removed in all rooms to expose the attic space.Several skips and many man hours to carry all the debris down the four flights of stairs. Permission for a pipe into a skip was denied due to time taken by the council to grant a licence. Skips had to be delivered and loaded and removed same-day.
March - Old walls removed under akro and new beams inserted. All old wiring removed. Old pipes removed. New beams put in for the ceiling/floors of the two new attic rooms. Again, lots of man-hours bringing everything into the property. Upstairs beams adjusted to create standing room and width.
April - Holes cut into the roof to create 4 x vellux windows. Two in each new attic room. Roof was suffering from nail-rot and the whole of the roof felt and tiles had to be replaced. Scaffolding was delayed due to named storms with heavy rain and strong winds. New metal supporting beams inserted where necessary.
May - New walls put up, new floors in the attic rooms. First pass wiring done throughout the property. All pipes laid. New boiler installed. Bespoke stairs created for the stairway leading to the new attic rooms. Walls plastered, ceilings plastered. Wiring to attic rooms completed. Plumbing to attic toilet completed. New bath installed. Windows painted. Roof completed. Scaffolding removed. Rubbish taken away.

The flat was converted from two bedrooms to four bedrooms with additional toilets. The extra space was taken from the roof void. Due to nail-rot, a new roof was installed with new tiles and leadwork around the old chimneys.
The images below show the carbon monoxide detector next to the boiler. The Bathroom ceiling "hole" has been repaired and the eaves have had insulation put in all the way along both sides.
The property is now finished and has been sold.
